MANAGING AGENCY SERVICES FOR COMMERCIAL AND INDUSTRIAL PROPERTY.


SQM Real Estate provides the following tax deductable services as a MANAGING AGENT of your investment property-


ADMINISTRATION OF LEASES:

In respect of each LEASE the following services are provided by SQM Real Estate:

  • Issue receipts for rent received from each tenant in accordance with the lease.
  • Issue receipts for outgoings received from each tenant in    accordance with the lease.
  • Issue receipts for any other monies received from each tenant in accordance with the lease.
  • Arrange for Guarantor and collection of BOND/BANK GUARANTEE as per lease.
  • Deduct or refund bond monies (if any), having regard to rent due, the condition of the premises and to the terms of the lease at the end of each tenancy.
  • Periodically review rents in accordance with the lease.
  • Exercise the Principal’s rights to vary or terminate the lease by service of notices as necessary.
  • Issue Tax Invoices to each tenant as required.
  • From time to time, as authorised, lay any information against tenants and do all things necessary to commence and (as far as practicable) complete proceedings for the ejectment of tenants and / or the recovery of monies due.
  • Prepare inventories of furniture, partitions and effects as is deemed necessary for each lease.
  • Arrange repairs and maintenance in accordance with the Principal’s obligation to repair.
  • Negotiating rent variations as required.


PAYMENT OF DISPERSEMENTS FROM PRINCIPAL’S MONIES:

SQM Real Estate can arrange the payment of each of the following items (as appropriate) from rents collected on behalf of a Principal (landlord / owner)-

  • Accounts for repairs and maintenance
  • Council, Water, Sewerage and Drainage Rates
  • Land Tax (as appropriate)
  • Charges outstanding for gas and/or electricity (as appropriate)
  • Insurance premiums
  • Owners’ Corporation Levies / strata Levies (as appropriate)
  • Maintenance costs of caretaking/cleaning/gardening (as appropriate)
  • Maintenance contracts for services installed such as air-conditioning / lifts etc (as appropriate)

 

STATEMENTS OF ACCOUNT:

SQM Real Estate renders a statement monthly to each owner / Principals, accounting for monies received and expenses incurred on behalf of each owner and for fees and charges retained in respect of services performed for each owner. The balance after disbursements is then remitted to each owner by either-

  • Forwarding Statements with cheques attached as directed or
  • Electronically depositing monies into nominated Bank Accounts and forwarding email or mailed statements separately to owners as directed.

We also provide “End of Financial Year” reports on all properties to each of our owners upon request

As part of the management commitment to our Landlords, we provide the following services with no additional charges:

  • Prompt disbursement of rent
  • Easy to read income statements - including GST break-up
  • Lease renewals and negotiation of new leases
  • Monitoring and implementing rent reviews
  • Instructing and liaising with solicitors
  • Inspections and subsequent reports
  • Preventative maintenance programs
  • Arranging repairs and maintenance
  • Arranging cleaning, security contracts, service agreements etc.
  • Maintaining proper records and regular liaison with owner or their representative
